The Sanibel real estate market offers investment opportunities and vacation homes to people from throughout the United States and the world. Sanibel’s biggest attractions are its warm and sunny winter weather and its reputation as an environmental haven. Sanibel’s environment has been staunchly protected by the city of Sanibel and its residents since the 1970’s and development has followed the plan laid out in its land-use plan. The result has been that the Sanibel real estate market is healthy and growing.
The city of Sanibel incorporated in 1974 in order to protect the island from rampant development and to preserve its natural beauty. Sanibel residents had seen the mistakes that other coastal communities made by developing too intensely and were determined that Sanibel would not suffer the same fate. Working together as a community they formulated a nationally recognized comprehensive land-use plan, called The Sanibel Report, which was based upon the preservation of the beaches, mangroves and wetlands.
The area that allowed the most development and density was the beachfront that runs the length of the 15 mile-long island. The beaches are some of the highest land on the island and water running off from the beach drains down to the mangroves and wetlands in the interior of the island. Areas with the least development and limited density are in the interior of the island, particularly along the Sanibel River.
Today, people come to Sanibel to live and vacation on its beaches. Beachfront condominiums, built only to tree-top level, are plentiful on the east end of the island, giving way to single-family homes as you travel further west. There are also bay-front homes and condominiums along parts of the north side of the island.
